The call: Initially a no obligation call will take place to discuss your requirements. After the call, you will receive our Engagement Letter which outlines the fees and services we provide.
Visiting you: Upon your approval to proceed, we will allocate one of our highly qualified Interior Designers who will schedule an onsite consultation. During this time, we will discuss: your lifestyle requirements, any ideas or preferences you may have, as well as additional factors such as existing items you may wish to retain.
Project
If your project scope is larger than the initial onsite consultation, then you may wish to engage our project services where our Interior Designers progress in a way suited to you and your budget, for example, many of our clients take a hands-off approach, whereas others may prefer to be heavily involved and perform some of the tasks themselves. Whatever your style of working we are happy to accommodate.
In the project phase, the Interior Designer will review their discussion notes, space plans and photos to compile specific documentation based on your requirements. This may include project scope, budget, timeline, mood boards, furnishing recommendations, paint schedule, window dressing treatment, surface selection, product samples/quotes and stock availability.
Installation
The installation of furnishings can be completed in a single phase or staged over a period of time; whatever is most convenient for you.
If required, we can co-ordinate the entire project including suppliers and trades to ensure the process runs as smooth as possible.

Tara: “From a real estate perspective, what are the benefits of property styling”

It’s a great question, for us, the benefits are tenfold. There are so many aspects, It really connects people to the property. It perceives value of what the property could potentially sell for. It creates a cohesive space, highlighting a property’s features and the uniqueness of the design and it plays a massive role in our marketing. A styled home creates an emotional connection, allowing buyers to see themselves moving in and quite often they want to take the furniture with them. There are so many benefits, and for us its a no brainer, it really forms part of our sales strategy when talking to vendors.
Tara: “What would you say the difference is between presenting a home that’s been styled versus a home that has not.”

There are a lot of examples that come to mind but there is one that really stands out to me.
We were selling a semi in Rose Bay and we were talking about the marketing strategy and what we thought would be the best potential outcome for the property. We suggested styling the property and doing some minor works. The owners didn’t want to invest and wanted us to just show the property as it was, so we did, and we did receive offers but they were quite low.
After a little while, we convinced them that it was within their best interest, and we would get more if they had looked at styling and completing a few small renovations, which they did.
We then got offers that exceeded our previous offers. That’s just one example of many experiences that I’ve had.
We also recommend partially styling, so where the furniture is already in the property and we will always suggest that we should bring in our stylist to help visualise the space setup.
Tara: “And we see that more often now, because people are living in the property while they’re selling it, to then buy the next place. We are doing a lot more partial styles than we used to and it takes a professional to come in and be able to pull it together. Like we did at Spencer Road, they had some great pieces, its just connecting it all together and adding those little bits, which just lifts the home.”
Exactly. And for most of our vendors that we work with, they have a view and a vision, but they are not experts in this field. So I always bring in that expert view and that’s why I engage with EVOLVE to highlight those features. And it’s been working very well.
Tara: “Do you believe that styling increases interest through campaign photos and rising sale prices?”

Yes, absolutely for us to have a solid marketing campaign and to be present online, we really need good photos and rich marketing material. Without a well styled home, the photos just don’t do the property justice. You can obviously angle the photos and do all sorts of things, but you can’t really change the look. Styling it professionally will create a better flow and a space that appears to be bigger than it potentially is. But for us, it’s a really important step in our marketing of a property.
Tara: “What would you say the most important things for you are when showing a property?”

One of the main reasons why I engage EVOLVE is that we go with a very neutral palette. We look at the property and we always do walkthroughs together, I have my opinions because I also see many beautiful properties and have ideas of how things should flow, but I also quite heavily rely on your expertise. We look at where the property is located, what type of property, is it an apartment? Is it a house? two stories, a single? Who’s our demographic?
We look at the features like we did today, we looked at the lights, we looked at mirrors, the doors, this really helps guide us in creating a beautiful space. And that’s what buyers are looking for, when they go in and see that property for the first time, that emotional connection, they just want to move in. This is their home, they feel that connection and that’s really what we’re trying to create.
Tara: “That’s the biggest thing, Its creating that emotional reaction in a buyer, to see themselves living there, because they are going to then want that. And they are going to remember that compared to other properties that they have seen, because of the emotions attached to them.”
Tara: “What do you like about EVOLVE? Why do you use them?”

Theres a few reasons why we keep coming back to EVOLVE. First of all, amazing people, you guys are amazing to deal with. Nothing’s ever too hard, always available, always pick up phone calls, just really flexible. That’s really important for me as an agent trying to work out calendar coordination. The other thing is your style is impeccable. You’re really in that high-end bracket but priced well, for us who are working closely with vendors, price is really important.
The furniture, the styling, the accessories and decor that’s chosen is high end, and so that’s really, really important for us as well. We keep coming back and we keep getting amazing service with you guys, at the end of the day, it’s working with people, so we will continue coming back to EVOLVE.
