What is Property Styling?

The aim of property styling is to have your home stand out from other properties by improving the look and appeal, thereby increasing buyer interest. Engaging a professional stylist can add value to your home by helping buyers visualise the lifestyle and full potential your home has to offer, achieving a quicker sale and price uplift that exceeds the cost of the styling service.

What is a Property Stylist?

A property stylist selects furnishings to emphasise space and function for each individual property, they can advise on decluttering and refurbishments to fully prepare a property for market. Stylists use their creativity to choose furnishings based on target market/demographics, physical environment and budget. These efforts aim to attract buyers, reduce time to sell and maximise value.

Is Property Styling worth the investment?

Many of our clients have received a substantial return on investment up to 40 times the cost to style as a result of the sale price exceeding expectations.

Property styling is a must have marketing investment, especially when considering your property is usually your largest asset and you only have one chance to get it right. Clients can achieve on the cost to style, by achieving an increase the sale price by tens or hundreds of thousands of dollars.

How much does Property Styling cost?

Property styling prices start from $3000 (Incl GST + Delivery) for a studio apartment and increases for larger homes with multiple living and outdoor spaces.

Property styling costs vary depending on factors such as the property size and access, as well as how much furniture and styling is required. Evolve can provide a Full or Partial Styling service where we might be able to use some of your existing furniture (if suitable) to reduce costs.

Is it better to sell a house empty or staged?

Styled homes add as much as 7.5 to 12.5% increase on your final sale price and reduces the time to market. The first impression your property has on potentials buyers is crucial, you want your home to be memorable, have a ‘wow’ factor and stand out from the crowd. In today’s competitive market, an empty or poorly presented property lacks appeal to potential buyers.

What kind of properties do you style?

We style a wide variety of properties from studio apartments to family homes, through to luxury residences and coastal retreats. Our customer focus and dedication have always been something we pride ourselves in, this combined with our deep understanding of the Sydney property market means we always achieve the results required.

Can I use some of my own furniture?

EVOLVE can review your existing furniture and accessories and identify which may be suitable for the theme and style that will transform your property to attract maximum interest from buyers.

How long will we have the rental furniture?

The standard rental period is for 6-weeks (4 weeks paid + 2 weeks free). This period covers a typical auction campaign, usually your Estate Agent would like your property styled a week prior to the first open to allow time for photography and marketing production, the complementary week at the end of the rental period allows time for collection to be arranged or your buyer to have a last walk through whilst your property is still beautifully presented.

What if my property does not sell within the rental period?

If your property has not sold within the rental period, with notification, you are able to continue to rent the furnishings on a week to week commitment at a reduced weekly rental rate.

What if I have pets?

We love pets; however, it can be unhygienic for pets to come into contact with furnishings. It is the responsibility of the owners to return all furnishings in the same pristine condition it was installed, so we suggest covering furnishings, rolling and standing rugs and bagging soft furnishings between open home inspections.

Our helpful stylists are happy to assist with photos and instructions to prepare for opens, as well as coverings and bags to be left onsite. It is recommended that during the sales campaign to house pets elsewhere, as the odour from pets may dissuade prospective buyers.

Can I select my own furniture?

It is the role of your Stylist to assist in achieving the best possible price for your property, it is vital you trust their knowledge in design and the real estate market to select appropriate and available furnishings to maximise the potential interest in your home. EVOLVE is a bespoke styling company and many of our pieces are one-off specifically to avoid a generic styled look, therefore the availability of stock is constantly changing.

My property needs some repair work and refurbishment before I sell, can you help with this?

EVOLVE has associations with a wide array of tradespeople and can arrange quotes and manage (if required) the service delivery. Trades covering the following can be provided:

Cleaners, Landscaping, Art relocation and rehanging, Plastering, Electricians, Painters, Floor coverings (Tiling, Carpet, Timber etc), Cabinetmakers, Handyman, Plumbers, Window treatments (Curtains, Venetian blinds etc).

What if I don’t like the chosen style and it is not to my taste?

Styling a property for market is very different to Interior Design, Property Styling should appeal to as broad a market as possible, whilst still referencing the style of the house, where Interior Design reflects a homeowner’s personal taste and lifestyle needs. Trust that our experts along with your Estate Agent know the market and ultimately want to aid you in reducing time to sell and/or providing you with the best possible return on the property.

What if rental items are damaged or broken?

It is the responsibility of the homeowner to return all items in good order. The refundable security deposit we secure is to cover minor breakages, cleaning and repairs in case of a mishap. If you would like insurance coverage for major incidences, we offer insurance at 5% of the rental value, alternatively, we recommend contacting your insurance provider to check your coverage under contents insurance.

Interior Design

What is it?

Interior Design is far more than just beautiful aesthetics. It’s about finding creative design solutions which when incorporated into the fabric of our daily lives, contribute to the quality of how we live, work, and function. Comfortable homes with desirable living spaces, practical and visually stimulating workplaces, beautiful public spaces – that’s Interior Design at work.

What is the difference between an Interior Designer and an Interior Decorator?

If structural changes are desired (such as removing a wall, moving plumbing around, or adding new windows or doors) then an Interior Designer is needed to carry out this project. Our EVOLVE design team can help plan for structural changes and help make them happen. On the other hand, if there are no structural changes required and you seek assistance selecting an overall design style; choosing wallpaper, colour schemes furnishings, window treatments, and the finishing touches of lighting and accessories, our team of decorators can offer their expertise and knowledge to transform your home.

What is the process?

Once we have received your enquiry, one of our interior designers will contact you to discuss your overall design needs, answer any questions you may have and establish an understanding of the scope of your project. We will then send you our service agreement which outlines the fees and services we provide.

 

If you would like to engage our services, we will schedule an onsite meeting to discuss your specific requirements, establish the design style most suited to your property and lifestyle needs. Depending on the scope of your project, we may also take photos and measurements to reference.

Colour consultation – assessing and advising on colour schemes (external and internal)

Spatial layouts and floor planning – providing you with the perfect layout for your home

Sourcing – we help you to find pieces that work with your property such as furniture, artwork, accessories etc. We have access to over 200 local and international wholesale suppliers, therefore, we can provide competitive prices

Tradespeople – recommend qualified tradespeople to carry out most tasks.

How involved in the process will I need to be?

It is entirely up to you how involved and/or invested you wish to be in the design process.

We will work to understand your preferences although will often touch base with you, progressively, to ensure you are happy with the development to date.

Will I be working one-to-one with an Interior Designer?

We work with you one-to-one to ensure the process is clear and concise, and that your needs are met. It’s an effective way to establish the desired outcome for the property.

Do I need an Interior Designer if I only want help with new furniture?

We are more than happy to assist you, even if you simply require a furniture fit-out and can guide you to source the pieces yourself, or if you’d prefer, we can be there each step of the way in assisting in the sourcing process.

How do I work out my budget?

Our team are more than happy to assist you with your budget requirements. This is discussed in the initial consultation, which we can then provide you with a realistic overview of what will be expected based on the investment.

I don’t know what style I want – can you still help?

Absolutely, we understand how overwhelming it can be to settle on a particular look or style. Our professional Interior Designers can help guide you through this process and refine an overall design reflective of your own tastes and lifestyle needs.

What/ who is EVOLVE Staged?

EVOLVE Staged provides styling services for short-term staging requirements across a variety of businesses, with many of clients from the photography and film production industries. We have worked with a diverse range of briefs and spaces, from indoor rooms to outdoor areas, through to theatre stages and film production sets. We have staged numerous spaces with an assortment of requirements and would love the opportunity to work with you to ensure your vision is achieved.
